In Dubai, tenancy renewals are guided by regulations that apply across all rental properties. These are set by a regulatory authority and followed through online platforms. Before going for a RERA tenancy contract renewal, tenants and landlords are expected to follow certain steps that we have mentioned below.
Check the 90-day notice period:
Written notice of any rent change or non-renewal must be given at least 90 days before the contract ends. If no notice is provided, the contract may be automatically renewed under the same terms. This applies to both landlords and tenants, and missing the timeline may limit the ability to request changes.
Review the rent increase rules:
Any rent adjustment should follow the rental index issued in the area. Rent cannot be increased beyond a certain percentage based on the difference between the current rent and market rent. Checking the index before renewal helps both parties stay aligned on legal limits for increase.
Keep documents ready for online renewal:
Digital copies of the tenant’s Emirates ID, passport, visa, and current contract are necessary. Sometimes a copy of the landlord’s Emirates ID or title deed is also necessary. Keeping these ready reduces delay when submitting through online portals.
Check contract details before submitting:
Before starting the renewal, ensure the contract reflects the correct tenant name, rent amount, and dates. Updating these after submission can take more time or result in the contract being sent back for revision. It is better to confirm the details in writing with the landlord before uploading.
Ejari registration is part of the process:
The renewed tenancy contract should be registered with Ejari again after signing. This can be done online through the approved system. Ejari is necessary for other services like electricity connections, so completing it soon after renewal helps avoid service disruptions.
Review notice clauses in the contract:
Some tenancy agreements include special notice clauses or early termination conditions. These should be checked before signing a renewed contract. It is better to clear up such points with the landlord in writing to avoid future disputes.
Settle outstanding dues in advance:
Clear all service charges or payments before renewal. Pending payments may stop or delay the process. Uploading payment proof with the renewal file, if compulsory, helps move it through faster.
